The fee for our involvement is 16% of the annual rent, exclusive of VAT. No cure, no pay.
If you want to rent out a property, but you don´t want the hassle, a manager can take over many tasks on your behalf. This may include financial management (the monthly collection of rent and the management of deposits) and technical management (leaks, repairs, maintenance, professional cleaning, checking in and out, etc.). Because NooreState believes in specialisation and close collaboration to ensure that everyone does what they do best, it has been working with the same reliable partner specialised in housing management for many years.

Points system (to establish the rent)
What is the statutory rent you can ask? Or in other words, how does your property score in the so-called points system? Also referred to as the housing evaluation system, the Dutch points system is used to determine the maximum rent of your property, with the points reflecting the quality of the rental accommodation. Each aspect is assigned points based on a set number of criteria. Of course, you yourself could estimate how many points your accommodation scores, but how could you be sure that you have included all aspects? And what about the latest rules and regulations? It is much better to leave the application of the points system to an expert. This will give you peace of mind that all aspects are covered. Over the past few decades, de Pijp has risen from its working-class background to become the place to be. With new boutiques popping up everywhere, and plenty of places to eat and drink, this is a busy and lively district where people are keen to live and work. While students and hipsters may seem to run the place, de Pijp remains an attractive location for young families too. Popular districts in the centre include the Jordaan, the Negen Straatjes (which is where I work and live) and, of course, the stunning canals. The centre, along with the oud-zuid district, is Amsterdam’s most expensive area. Not surprising really as this glorious area is in great demand by both locals and expats…

A district that has changed a lot in recent years and one I particularly like is oud-west. Still a little rough around the edges, it is now home to a great mix of people all happy to live in there. Jan Pieter Heijestraat is one of the many streets teeming with attractive coffee bars, boutiques and gorgeous little restaurants. The Ten Kate market is the ideal place to get flowers, fruit and veg at affordable prices. With the arrival of “de Hallen”, a former tram garage converted into a hotspot of great shops, restaurants and a cinema, this is a gem waiting to be discovered. Amazingly, this bit of affordable Amsterdam is just 5 minutes by bike from the centre!
